Description: The buildings' construction will be a combination of concrete, steel and wood-frame with the exterior being brick, cast stone, and cement fiberboard. A 4.5-level parking garage with direct access to individual residential levels will be secured with a key card entry system. All units will have 10-ft ceilings, 3-panel interior doors, ceramic tile entries, crown molding, full-size washer/dryer, ceramic tile in kitchen and bathroom, balconies for most, and intrusion alarms. The common area facilities include a pool, fitness center, and game room.
On-site improvements include an entry boulevard off of Sunrise Valley Drive, continuing to the traffice roundabout with all associated hardscape and landscape for roundabouts and traffic island, storm water retention pond, nature trail improvements, street landscaping, lighting, paving material, and street furniture. Location: Just southeast of the intersection of Route 28 and Dulles Toll Road; located along Sunrise Valley Drive, the project enjoys high visibility from the Dulles Toll Road. Additionally, the project is located adjacent to the proposed Route 28 Metro station, scheduled for completion in 2015. Size: Phase I of the multifamily project includes 169 luxury condo units, totaling 164,922rsf, and 16,515rsf of retail space, for a total project size of 181,437rsf; gross square footage totals 226,668sf. Condo units will range in size from 1 bed/1 bath at 746sf to 2 bed/2 bath at 1,392sf.
