100 East Las Olas is a prime mixed-use development site on the exclusive Las Olas Boulevard in the CBD of Fort Lauderdale, Florida. The site is one of the few remaining developable sites on Las Olas Boulevard, and provides full block frontage on the most prestigious street in the excellent office market of Fort Lauderdale.

Description: The 36-story, vertically-integrated, mixed-use project is being planned for approximately 7,000 square feet of ground floor retail space, a hospitality component, and approximately 275,000 square feet of Class A office space. Retailers will enjoy complete Las Olas frontage along the gateway connecting the Riverfront corridor and shops on Las Olas. The hospitality component will be an upscale select service flag and provide a valuable amenity to office users in the building. The office space will cater to office tenants requiring executive style amenities such as low-floor reserved parking, reserved conference space, shower facilities, and a generous parking ratio.

Location: 100 East Las Olas is located on the western end of the transitioning CBD of Fort Lauderdale. With the Himarshee area having massive plans for redevelopment over the next 10 years, 100 East Las Olas will be the heart of Fort Lauderdale's CBD. The site is bound by 1st and 2nd Avenues and Las Olas Boulevard, directly across from Fort Lauderdale's only downtown park-- Huizenga Park. The site enjoys excellent access to and from Andrews Avenue one block to the west, and US 1 three blocks to the east.

Fort Lauderdale's CBD has consistently enjoyed some of the lowest vacancy rates in the nation, and continues to be an excellent office and retail market.
